A property management CEO says the key ingredient to successful real estate investing isn’t just location — you also need natural boundaries

Real estate experts know how important location is when it comes to making a new investment.

And according to seasoned investor Tony Julianelle, who also serves as the CEO of property management firm Atlas Real Estate, there’s a way for buyers to assess a city’s long-term investment potential and make the most of their investments.

The rule is simple: look for cities with natural boundaries

Julianelle said certain locations have better appreciation because of their geographic boundaries and pointed out that places with natural restraints like Denver and Boise are cities with strong long-term investment potential.

“Denver is naturally constrained by mountains,” he said, adding that the city’s value is bolstered by its clearly defined natural borders.

Adding that scarcity of land builds property value, Julianelle mentioned the astronomical values of property in places like Manhattan Island — a famous natural boundary — where high prices are driven by demand for property that is naturally irreplaceable.

In contrast, “Oklahoma City is a pancake,” he said, emphasizing that the city’s development can simply keep spreading outward, and Kansas City, for example, stands in a similar position.

“It’s [Oklahoma City] never going to out-appreciate the new construction,” he said. “You don’t want that.”

Good property investors should always have a pulse on the market.

And as the US continues to combat an unpredictable real estate climate brought on by the coronavirus pandemic, the likely sellers’ market could mean now is the right time for investors to start thinking about their next move.

Longtime investor and Atlas Real Estate CEO Tony Julianelle, who has built a $3.5 million real estate portfolio from scratch, told Business Insider that while real estate investments are great opportunities for investors looking to generate passive income, some cities are more likely than others to lead to profits.

With long-term market appeal, financing costs, and a number of other financial factors varying by state, Julianelle said some locations protect an investor’s bottom line better than others.

Homeownership hit a 12-year high during COVID — or did it?

Homeownership is at its highest level in 12 years.

At least, that’s what a new report from the Census Bureau says.

Some experts doubt the data. Since the pandemic affected the survey, homeownership numbers might not be as high as they look.

“With this low inventory and buyers having to do everything they can to get these houses and not lose them, we’re essentially raising the value of these homes that organically would’ve taken years to happen,” Carnesi said. “The challenge with that is going to be affordability. At some point, when do homes start becoming unaffordable because of acceleration of appreciation and pricing?”

But buyers who are waiting for prices to drop could also risk seeing those savings erased if interest rates rise in the same period, said Mike Hills, vice president of investment brokerage for Atlas Real Estate Group.

“If prices drop 10%, but interest rates rise a point, your mortgage payment is roughly the same,” Hills said. “If inventory remains so freakin’ low, how is [the average price] going to drop 10%?”

Investing in real estate can be tricky, especially for beginners.

But with the rise of the FIRE (financial independence, retire early) movement and investment strategies like house hacking, for many, it’s never been more appealing to invest in rental properties.

Generating passive income is a huge incentive for investors, and rental income is often viewed as more of a long-term investment strategy that allows a property owner to build wealth while often taking on less risk than investments in volatile markets like stocks and bonds.

But there’s still a lot to be mindful of when buying a property. Tenant laws vary by state, mortgages can be costly, and there may be unexpected expenses lurking beneath a home’s surface that an investor may be unprepared to face.

That said, Business Insider asked Mike Hills, the vice president of investment brokerage for Atlas Real Estate and a property manager, what an investor should know before closing the deal. Business Insider previously reported that Hills employed a house-hacking strategy to build an $8 million real-estate portfolio.

iBuying continues to make waves in the Denver Real Estate market. The Denver Business Journal’s latest piece discusses how the traditional way of selling a home has been disrupted and the impact on real estate agents.

It’s been reported that iBuying has accounted for about 6% of Phoenix’s real estate market — a number that’s definitely realistic for Denver’s market down the road, said Shepherd, with Atlas Real Estate Group. Pinpointing how big it will ultimately grow is too difficult at this point, he added. But even if it does grow to 6% or higher, it shouldn’t take away work from more traditional real estate agents.

“I think it’s a fantastic tool for any broker to use with their clients,” he said. “It’s another option for them and as long as they know the terms of it, it’s something they need to utilize.”

The Denver real estate market has been a seller’s market for some time, however a shift is occurring bringing more options for buyers and more balance overall. Denver home values had been increasing by the double digits, whereas they are rising more slowly now and in the single digits. When asked about the shift, Atlas Co-Founder/Parter Ryan Boykin said:

“What we’ve seen over the last couple of years is that there has been a lack of supply, a lack of sellers that are looking to sell their homes and a real influx of buyers that have come into the marketplace to try and purchase. And now we’re starting to see a little more of a balancing on that.”

A slight cooling of the market has occurred with average and median home prices declining in June and inventory at a three-year high. In the Denver Metro market (including Adams, Arapahoe, Boulder, Broomfield, Clear Creek, Denver, Douglas, Elbert, Gilpin, Jefferson and Park counties), we also saw:

  • 3,651 total single-family homes sold; down 16.22 percent from last month
  • Average sold price in the single-family home market was $529,124 (down 1.48 percent from last month)
  • Median sold price in the single-family home market was $450,000 (down 0.336 percent from last month)
  • Average sold price in the condo market was $350,437 (down 2.85 percent from last month)
  • Median sold price in the condo market was $300,000 (down 1.64 percent from last month)
  • 7,643 active listings at the close of June, up 2.78 percent from the previous month

Finding the right real estate agent is critical whether you’re a home buyer or seller and Atlas broker, Eddie Reynolds has important advice on how to find the right fit.

A little creativity is required from a real estate agent. “Whether you’re a buyer or seller, there’s a huge advantage to thinking outside of the box,” says Reynolds. “Understanding when to reduce a purchase price or waive contingencies as a buyer is crucial to getting your offer accepted.”

Reynolds goes on to advise, “if you’re looking to purchase a $2 million dollar house, don’t work with an agent that primarily sells $200,000 condos. The agent needs to be experienced at buying and selling homes in your price range.” Reynolds explains that one way to do that is to tell the agent, “I am looking for a $500,000 home, how many houses in that price point did you buy or sell this year?”
