The Spring housing market is in full swing and we’re seeing a wider selection and more first-time buyer activity. And an interesting statistic states that around 35 percent of mortgage borrowers in metro Denver are “equity rich,” meaning their homes are worth at least twice as much as what is owed on the property, according to AATOM Data Solutions. In the Denver Metro market (including Adams, Arapahoe, Boulder, Broomfield, Clear Creek, Denver, Douglas, Elbert, Gilpin, Jefferson and Park counties), we also saw:

• 2,928 total single-family homes sold; up 21.44 percent from last month
• Average sold price in the single-family home market was $530,897 (up 3.27 percent from last month)
• Median sold price in the single-family home market was $450,000 (up 3.69 percent from last month)
• Average sold price in the condo market was $360,875 (up 3.27 percent from last month)
• Median sold price in the condo market was $300,000 (up 0.64 percent from last month)
• 6,292 active listings at the close of March, up 4.57 percent from the previous month

Buyers continue to rejoice in a balancing market, finding an increase of housing choices available to them. Sellers are still in a good place with notable appreciation still visible as average sold price is up 2.89% year-over-year. In the Denver Metro market (including Adams, Arapahoe, Boulder, Broomfield, Clear Creek, Denver, Douglas, Elbert, Gilpin, Jefferson and Park counties), we also saw:

• 1,909 total single-family homes sold; down 30.18 percent from last month
• Average sold price in the single-family home market was $500,683 (down 0.92 percent from last month)
• Median sold price in the single-family home market was $425,000 (down 1.16 percent from last month)
• Average sold price in the condo market was $358,294 (up 3.25 percent from last month)
• Median sold price in the condo market was $290,000 (down 1.89 percent from last month)
• 5,881 active listings at the close of September, up 5.45 percent from the previous month

The buzz around marijuana has faded, with 10 states now also having legalized the drug, minimizing its ability to draw people to Colorado. The real estate market is slowly balancing out a bit, with home buyers working harder to negotiate during sales. In the Denver Metro market (including Adams, Arapahoe, Boulder, Broomfield, Clear Creek, Denver, Douglas, Elbert, Gilpin, Jefferson and Park counties), we also saw:

• 2,628 total single-family homes sold; down 17.57 percent from last month
• Average sold price in the single-family home market was $505,990 (down 3.33 percent from last month)
• Median sold price in the single-family home market was $427,000 (down 1.82 percent from last month)
• Average sold price in the condo market was $358,447 (up 4.96 percent from last month)
• Median sold price in the condo market was $299,450 (up 0.15 percent from last month)
• 7,530 active listings at the close of November, down 11.82 percent from the previous month
