Property Manager

Job Title: Property Manager
Reports to: Vice President of Property Management
Position Location: Denver Metro Area

Atlas Real Estate Group, a Denver-based residential real estate brokerage and property management company with operations in Colorado and other select markets seeks to employ a high quality property manager.

This position will report to the Vice President of Property Management, who is in charge of all revenue, expenses and operations for this department. The Property Manager will work closing with the VP of Property Management and other Property Managers currently working for Atlas. The Company currently manages approximately 1,300 units of residential real estate and does approximately 30-40 transactions/month in its residential brokerage side of the business. The company was founded 9 years ago by two individuals with significant experience in investing in all asset types in the real estate world.

The candidate must be self-motivated, understand the value of service to our clients and customers and be accustomed to and welcoming of accountability. There will be a strong emphasis on maintaining the Company’s culture and inherent value set. The primary responsibilities will be focused on resident communications, home leasing, collections, reporting, and general supervision of the single-family and multifamily assets.

The candidate must be willing to work at varied hours, including at night and on weekends, due to the nature of the property management business. The candidate must have reliable transportation and a smartphone. The candidate must have the ability to take initiative in completing projects, possess organizational and analytical skills, and work well independently.

Duties and Job Description: 

  • Promotion– developing and implementing strategies to attract new tenants and to retain loyal renters. Fostering a united community through special events and place alluring banners in sight of potential renters would be include in PM’s role as promoter.
  • Financial Duties– PMs are responsible for collecting rent and maintaining the leasing contracts of residents. Included in leasing maintenance would be the explanation and enforcement of the details of each lease (i.e. contract terms, renter rights, apartment community rules, etc). PMs will also pay bills for the apartment complex and perform apartment audits when necessary or required.
  • Problem Solver– PMs must be responsible for receiving and responding to tenants’ concerns and complaints. PMs will be expected to work with maintenance personnel to address apartment repairs and vacancies.
  • Collections – PMs must be willing and able to promptly address all collection concerns, including communication with tenants and potential eviction proceedings
  • Maintenance Coordination – PMs must be able to assess maintenance issues and identify the right vendor, handyman or other solution for their expedient and economical resolution.

Requirements: 

  • Must have high school diploma (college graduate strongly recommended)
  • Must have familiarity with Microsoft Office and other basic office technologies
  • Must have knowledge of basic leasing agreements, terms, etc
  • Must have strong communication skills
  • Must have ability to problem solve and complete multiple tasks within a narrow schedule
  • Must be strong organizational skills and have high attention to detail
  • Must have valid driver’s license, reliable transportation and can pass a background test
  • Understanding and prior use of AppFolio software preferable
  • Prior property management experience will be considered
  • Prior sales experience preferable

Compensation: 

  • Salary: Range of $40,000 to $70,000 pending performance hurdles and experience
  • Health insurance on company plan
