Can we reasonably ensure that homes in the area will be worth more in the long term? We believe the buy and hold method is the safest way to invest in real estate. Because help our clients look for a long-term gain to meet their future financial and retirement goals, we look for markets where properties will appreciate over time.

Can properties in the market cash flow?

What is the rental rate compared to home prices? In many markets across the U.S. (such as many of the major coastline cities) the home prices are simply too high to ensure that rental properties can still cash flow. In other markets, the property taxes are too high and in others, there is just not enough desire to ensure a steady demand for rental housing.

Is it in the path of development?

Is the city growing? We like to choose locations based on what we believe to be the path of development. What is the in-migration rate? Are new companies moving in to create additional jobs? Is the city investing in future growth and development? These are all questions we heavily consider.

And finally, is the city landlord-friendly?

Property management can make or break a buy and hold investment deal. Before we enter a market, we ensure that our property management team can thrive there. Cities vary drastically when it comes to landlord/tenant legislation. To, ensure our clients can be successful, we need to confirm local legislation is fair to small property owners.
