BusinessDen highlights Zillow Offers, who has begun to make cash offers for Denver homes.

Zillow hired Denver’s Atlas Real Estate Group to provide agents that will represent the company in its purchases and sales.

Atlas co-founder Jason Shepherd said he has been in talks with Zillow for three months. Shepherd said his agents will get the standard 2.5 to 2.8 percent commission when someone purchases a home from Zillow. The agent’s commission when Zillow buys a home will be negotiated.

Shepherd said he doesn’t know how much business he expects to get from the program.

“We’re interested to see how this works here in Denver,” he said. “It’s such a new offering for consumers.”

The Denver real estate market has been a seller’s market for some time, however a shift is occurring bringing more options for buyers and more balance overall. Denver home values had been increasing by the double digits, whereas they are rising more slowly now and in the single digits. When asked about the shift, Atlas Co-Founder/Parter Ryan Boykin said:

“What we’ve seen over the last couple of years is that there has been a lack of supply, a lack of sellers that are looking to sell their homes and a real influx of buyers that have come into the marketplace to try and purchase. And now we’re starting to see a little more of a balancing on that.”

Pricing your home properly makes all the difference. In a recent article by the Denver Post, Atlas Co-Founder/Partner, Jason Shepherd says, “What a seller wants is the highest dollar at the end of the day. If you went in there with a realistic idea of where that property will trade, you might lose a listing,” said Jason Shepherd, a managing broker with Atlas Real Estate Group in Denver. Whether from online valuation services or sycophantic agents, sellers want information that con!rms the bias they already have toward going with a higher price. “Be aware that there are people who will promise you the world,” Shepherd said. “We try to be very cognizant of not overpromising and underdelivering.”

Atlas Associate Broker, Rebekah Scott, discusses Winter specific home staging techniques that can help your home stand out while selling in what is often referred to as the “off” season in real estate. 

“A cold house can hurt the sale,” explains Scott. “When a buyer enters the house and wants to hurry up and get out of there because it is so chilly, it probably means they are going to have a bad memory associated with the home, no matter how great it is. You want to provide a warm and inviting environment so buyers will want to take their time and linger. “

“I love when a home has a fireplace, and I can highlight that feature by turning it on during open houses,” says Scott. Whether it’s wood-burning or you have gas logs in that fireplace, by lighting that fire, you’re giving potential buyers a window into what it would be like to cuddle on the couch with a cup of hot cocoa and their feet in front of the fire.

“Hitting all of the buyer’s senses creates a memorable experience that will hopefully lead to them purchasing the home,” she adds.

A slight cooling of the market has occurred with average and median home prices declining in June and inventory at a three-year high. In the Denver Metro market (including Adams, Arapahoe, Boulder, Broomfield, Clear Creek, Denver, Douglas, Elbert, Gilpin, Jefferson and Park counties), we also saw:

  • 3,651 total single-family homes sold; down 16.22 percent from last month
  • Average sold price in the single-family home market was $529,124 (down 1.48 percent from last month)
  • Median sold price in the single-family home market was $450,000 (down 0.336 percent from last month)
  • Average sold price in the condo market was $350,437 (down 2.85 percent from last month)
  • Median sold price in the condo market was $300,000 (down 1.64 percent from last month)
  • 7,643 active listings at the close of June, up 2.78 percent from the previous month

Finding the right real estate agent is critical whether you’re a home buyer or seller and Atlas broker, Eddie Reynolds has important advice on how to find the right fit.

A little creativity is required from a real estate agent. “Whether you’re a buyer or seller, there’s a huge advantage to thinking outside of the box,” says Reynolds. “Understanding when to reduce a purchase price or waive contingencies as a buyer is crucial to getting your offer accepted.”

Reynolds goes on to advise, “if you’re looking to purchase a $2 million dollar house, don’t work with an agent that primarily sells $200,000 condos. The agent needs to be experienced at buying and selling homes in your price range.” Reynolds explains that one way to do that is to tell the agent, “I am looking for a $500,000 home, how many houses in that price point did you buy or sell this year?”
