Rental Market Shift 2025: How Landlords Can Win with Adaptability

,

A New Power Dynamic Has Taken Hold in the Rental Market

The rental market is undergoing a fundamental change, and for many property owners, the shift can feel daunting. According to a recent blog post by BiggerPockets titled “A New Power Dynamic Has Taken Hold in Real Estate,” today’s rental market is increasingly tenant-friendly — meaning landlords must act deliberately to succeed. biggerpockets.com

In the article, Tony Julianelle, CEO of Atlas Real Estate, emphasizes:

“What you don’t forecast is job anxiety being as deep as I think it is.” biggerpockets.com
His insight underlines a key driver: it’s not only rent levels or listings — it’s the macroeconomic and social currents affecting renter behavior that deserve attention.

Why Landlords Need to Adapt Now

As market dynamics evolve, the tactics that once worked may no longer suffice.

  • Higher costs and more pressure: The article notes that 82% of landlords reported rising ownership costs in recent years. biggerpockets.com
  • More choices for renters: With more supply or flexible lease models emerging (short-term and mid-term rentals), landlords face increased competition.
  • Demand for flexibility: Julianelle and other experts agree that adaptability is key: creative lease terms, diversified tenancy models, and agile operations separate winners from laggards.

Atlas’ Approach: Operator-Led, Data-Driven & Resident-Centered

At Atlas Real Estate, our response to the shifting environment is three-fold:

  1. Operator-Led Execution – We oversee every detail, from acquisition through leasing and maintenance, to ensure that our assets perform.
  2. Data-Driven Decisions – With real-time reporting, scenario planning, and rigorous underwriting, owners gain clarity in uncertain markets.
  3. Resident-Centered Focus – We believe that strong resident relationships and high satisfaction are just as important as rent metrics and occupancy rates. As Julianelle has said, when renters experience value and stability, owners benefit through loyalty and retention.

Key Takeaways for Owners

In light of the changing rental landscape, here’s what owners should consider:

  • Treat this moment not as a pause, but as an inflection.
  • Focus on what you already own: performance, cost control, resident experience.
  • Explore flexible lease models (12-, 15-, 24-month terms) and alternative tenancy strategies.
  • Leverage expert property/asset management to stay ahead of market shifts.
  • Build strategies with adaptability, empathy, and long-term vision at the core.

Ready to Move Forward with Clarity?

If today’s market feels unpredictable, know that you don’t have to navigate it alone. At Atlas Real Estate, we partner with owners to deliver clarity, execution, and value — regardless of how the rental environment shifts.

Housing Market Trends 2025: What Home Buyers Should Know Now

, , ,

The housing market in 2025 continues to evolve—and home buyers are paying attention. From mortgage rate changes to shifting inventory and new buyer behaviors, understanding what’s driving the market can help you make smarter decisions. At Atlas Real Estate, we help buyers navigate today’s conditions with clarity, confidence, and strategy.

1. Mortgage Rates Still Shape the Housing Market

Mortgage rates remain one of the most important drivers of the housing market. After several years of Fed rate hikes, 2025 is bringing moderate stabilization, though rates remain above the 5% average of the past decade.

According to Freddie Mac, average 30-year fixed mortgage rates remain in the 6–7% range.

Graph showing U.S. mortgage rates over time, highlighting current housing market trends

What this means for buyers:
If you’re browsing homes for sale, understand how interest rates affect your monthly budget. Use our buyer tools or speak with one of our experts to determine what you can afford.

Pro Tip: Some buyers are choosing to “buy now, refinance later” to take advantage of available inventory.

2. Inventory Is Improving—but Still Tight

One of the biggest housing market issues is low inventory, especially for entry-level homes. While new construction is growing, it’s still not enough to meet demand.

What this means for buyers:
A skilled local agent can help you act fast and uncover off-market deals. Explore our locations to find listings in markets where inventory is rebounding.

3. Housing Prices Are Stabilizing

The housing market isn’t seeing the wild price spikes of 2021–2022. Instead, prices are leveling off in many regions. This signals a more balanced, long-term opportunity for buyers.

What this means for buyers:
Focus on value and location—not timing the market. If you’re stuck deciding whether to rent or buy, our guide on Renting vs. Buying in Denver breaks it all down.

4. Lifestyle and Remote Work Still Drive Moves

Remote and hybrid work models continue to affect where people choose to live. Many buyers are prioritizing affordability, lifestyle, and amenities over proximity to an office.

What this means for buyers:
Looking to relocate for lifestyle? Our relocation experts can help you explore fast-growing, affordable areas with high quality of life.

Final Thoughts: Navigate the 2025 Housing Market with Confidence

The 2025 housing market may be challenging, but it’s also full of opportunity. Understanding the key trends—mortgage rates, inventory, pricing, and buyer behavior—can give you a strategic advantage.

At Atlas Real Estate, our buyer specialists provide personalized support at every step of the process.

Colorado Evictions Pick Up, But The Long-Feared Tsunami Hasn’t Hit Yet

Colorado Evictions Pick Up, But The Long-Feared Tsunami Hasn’t Hit Yet

, , , , ,

More Coloradans faced eviction after unemployment checks shrank and bans on eviction expired, but a long-feared tsunami of court cases hasn’t hit the state so far.

The state courts accepted filings for more than 1,200 removals throughout July, and nearly 300 more in the first week of August.

That was a sharp acceleration from the earlier months of the pandemic when the courts were all but frozen. Still, it’s far short of the state’s typical evictions activity, and it indicates that relatively few landlords moved toward immediate eviction as initial protections expired.

The Colorado Apartment Association argues that the low numbers are a sign of success.

“While evictions may creep closer to normal rates in August, the number of evictions is far, far below Colorado’s averages, and we attribute this to the way the community has stepped forward to help renters,” said Mark Williams, executive vice president for the organization, in a released statement.

Surveys of large apartment operators have shown relatively few renters have stopped paying their bills altogether, and the apartment association said that there was “not a crisis.” Emergency government housing funds and unemployment benefits may have blunted the edge of evictions up til now.

“We’ve been really fortunate over these last several months to see the stimulus that was put in place … really work I think the way they were intended and help people make their basic needs, including their rent payments,” said Tony Julianelle, president of Atlas Real Estate, which manages thousands of apartment units on the Front Range.

Still, he said, a sharp reduction in unemployment benefits could push more renters to the edge. The $600-a-week federal supplement expired in late July, and the $300-a-week replacement may not arrive for weeks more.

September “is definitely going to be the stress test, if you will, without the level of support we’ve had for the last few months.”

Homeownership hit a 12-year high during COVID — or did it?

Homeownership hit a 12-year high during COVID — or did it?

, , , ,

Tony Julianelle is quoted in The Mortgage Reports.

Homeownership is at its highest level in 12 years.

At least, that’s what a new report from the Census Bureau says.

Some experts doubt the data. Since the pandemic affected the survey, homeownership numbers might not be as high as they look.

But one thing seems clear: Home buying hasn’t gone away during coronavirus.

In fact, Americans are buying homes about as fast as they can be listed — even as the economy has stalled.

How is that possible? And what happens next? We asked the experts.

A Diverse Portfolio Is Key

A diverse portfolio is key as Americans flee to the suburbs

, , ,

Three real estate investing experts share their thoughts on the coronavirus-induced urban flight and what it means for property investors.

As the pandemic lingers, buyers and renters are rethinking their obsession with the bustling streets and bright lights associated with city life. An elevator ride, once seen as an opportunity to briefly chat with a neighbor, is now a potential danger. The proximity to entertainment and restaurants no longer matters as business owners make the hard decision to close down or limit access.

In response, buyers and renters are turning their sights to suburban areas with less density and more greenspace — two prized features for those who have spent the pandemic in cramped spaces. So, what does this mean for real estate investors who spent the last decade building their empires in the city?

Is it time to ditch the high rises for open spaces?

Don’t call it ‘urban flight’

“There’s a lot of talks right now about urban flight, and there’s a lot of talk about the suburbs,” Atlas Real Estate CEO Tony Julianelle told Inman. “A number of our larger institutional investors would like to have more exposure in the suburbs than they have now; however, I think it’s way too early to call that a fundamental shift.”

“There’s a quote from Warren Buffet a few years ago where he said, ‘When everybody is greedy you should be afraid, and when everybody is afraid, you should be a little greedy,’” Julianelle added. “I’m probably not stating that perfectly, but the concept [stands].”

He continued, “It feels like some of this shift to the suburbs or the exurbs further out is driven by fear right now, and to say that people’s desire to be in an urban area isn’t going to rebound substantially once we’re past coronavirus is premature.”

Ryan Boykin Comments Featured on Denver Channel 7

, ,

The Denver real estate market has been a seller’s market for some time, however a shift is occurring bringing more options for buyers and more balance overall. Denver home values had been increasing by the double digits, whereas they are rising more slowly now and in the single digits. When asked about the shift, Atlas Co-Founder/Parter Ryan Boykin said:

“What we’ve seen over the last couple of years is that there has been a lack of supply, a lack of sellers that are looking to sell their homes and a real influx of buyers that have come into the marketplace to try and purchase. And now we’re starting to see a little more of a balancing on that.”

Nick Hodapp discusses Winter real estate trends

Nick Hodapp discusses Winter real estate trends

,

Atlas associate broker, Nick Hodapp, contributed his insights into the Winter real estate market in the latest updates from Fit Small Business. Specifically Hodapp addressed how Winter Seasonality & Rising Interest Rates are Causing a Substantial Shift in CO Real Estate:

We are starting to see a substantial shift in the Colorado real estate market heading into Q4. For the first time in a long time, home prices are decreasing, rental rates are compressing, and days on the market are extending. This is partly due to winter seasonality, but another major factor is rising interest rates. For several years, we have been in an environment where money has been so cheap that with interest rates now increasing, buyers are losing some of their buying power, and this is reflected in home prices. Additionally, we believe that right now is a great time for the renters and buyers who may have been on the fence to get into the market.

2019 Real Estate Investment Trends

2019 Real Estate Investment Trends

,

Ryan Boykin addressed expectations for the real estate market in 2019 in the latest updates from Fit Small Business. Specifically, Boykin identified the strongest investment opportunity as the 20-year market:

There are endless factors that contribute to home price appreciation and investment that are determined by local economics and the supply and demand dynamic of a locale. If you’re thinking of investing, make sure to choose a 20-year market. This is almost a level of certainty that real estate you buy in a market will be worth more 20 years from now than what it is worth today. Also, acquire a property that has sufficient cash flow to provide a strong return on investment in both good times and recessionary times. This is what ensures that you don’t lose the asset in recessions. Finally, try to find specific investments that have a nice story around them. This could be a value-add that you can do to the asset or perhaps there is big investment coming into a corridor from the city or a major corporation developing a new headquarters. All this creates new demand for living in that specific submarket and thereby creates a stronger appreciation story. This final element is what often provides the icing on the cake, and it will be what brings the investment greater appreciation than the national average over the long-term.
