Denver duplex property ideal for house hacking strategy
Most people buy property based on what they can afford. The investors who build real wealth use a different approach — one of the most effective is house hacking: purchasing a property, living in one unit, and letting tenants cover your mortgage from day one.

In fact, according to the National Association of Realtors, real estate remains the primary vehicle for long-term wealth building among U.S. households.
That’s the core idea behind house hacking: owning a property that works for your life and your finances simultaneously. As a result, it’s one of the most accessible entry points into real estate investing — and in a market like Denver, it’s also one of the most practical.
What Is House Hacking?
House hacking means purchasing a property, living in one unit or portion of it, and renting out the remaining space to offset, or fully cover, your mortgage.
The most common approaches:
- Buy a duplex, triplex, or fourplex. Live in one unit, rent out the others.
- Purchase a single-family home with a basement suite or ADU. Rent the secondary unit.
- Buy a home with extra bedrooms. Then rent rooms to cover housing costs while you build equity.
Ultimately, the result is a property that functions as both your residence and your first rental investment — with tenants helping pay down your mortgage from the moment you close.
Why House Hacking Works as a Real Estate Investment Strategy
For most people, housing is their largest monthly expense and their largest long-term asset. House hacking addresses both sides of that equation at once.
Lower barrier to entry
Owner-occupied financing, including FHA loans with as little as 3.5% down, applies to multi-unit properties up to four units. As a result, you can acquire an income-producing investment property with significantly less capital than a traditional investment property purchase requires.
Immediate cash flow
Rental income from day one reduces or eliminates your out-of-pocket housing costs. In practice, many house hackers live for free or near-free while building equity. That freed capital can go directly into savings, debt payoff, or the next investment.
Hands-on education
Managing a tenant or two while living on-site is the most practical introduction to property management available. As a result, you learn leasing, maintenance coordination, and tenant relationships in a low-stakes environment before scaling a larger portfolio.
Equity + optionality
When you move out, the property becomes a full rental. Moreover, the asset you built while living affordably now generates income without you on-site.
That’s the compounding effect intentional buyers build into their strategy from the start.
Reactive Buyer vs. Intentional Buyer: The 10-Year Difference
The gap between a reactive purchase and an intentional one isn’t about spending more money. Instead, it’s about asking different questions before you buy.
| Factor | Reactive Buyer | Intentional Buyer |
|---|---|---|
| Starting point | Budget & availability | Life goals & income potential |
| Income generation | Rarely considered | Built in from day one |
| Flexibility | Locked into single use | Adaptable as life changes |
| 10-year outcome | Equity only | Equity + cash flow + optionality |
House Hacking in Denver: What to Know
Denver’s real estate market creates specific conditions that make house hacking particularly relevant for first-time investors:
- Multi-unit demand is strong. Two-to-four unit purchases in Denver increased significantly in 2024, largely driven by new 5% down conventional financing options for owner-occupants.
- The numbers can still work. For example, at current rates, a well-selected Denver duplex or triplex can generate enough rental income to offset a meaningful portion of the mortgage, particularly in neighborhoods with strong rental demand.
- Local expertise matters. Because Denver zoning, ADU regulations, and neighborhood rental dynamics vary significantly. Working with an investor-friendly agent and a lender who understands house hacking financing is critical.
How to Start Investing in Real Estate Through House Hacking
Here are four steps that apply whether you’re 6 months out or ready to move now:
- Define your goals before you look at properties. How long do you plan to live there? How much do you want to reduce your housing costs? What does your 5-year plan look like? The answers shape which property type and location make sense.
- Run the numbers on income potential before you make an offer. What can the rentable units realistically generate? Does that income cover enough of the mortgage to hit your target? Therefore, baking this into your purchase criteria filters out properties that don’t pencil.
- Get the right financing in place early. FHA, conventional owner-occupied, and portfolio loans each have different rules for multi-unit properties. A lender experienced with investment property financing will save you time and expand your options.
- Revisit the strategy every few years. Life changes. When you’re ready to move, your house hack becomes a full rental property — and consequently, the foundation for the next step in your portfolio.
| Key Insight Your home is likely your largest asset. House hacking turns that asset into an income-generating investment from day one without requiring a separate down payment on an investment property. |
Frequently Asked Questions About House Hacking
House hacking is the practice of purchasing a property, living in one part of it, and renting out the remaining units or rooms to generate income that offsets your housing costs. It’s one of the most accessible entry points into real estate investing.
Yes, particularly for first-time investors. Not only do owner-occupied financing options lower the barrier to entry compared to standard investment property loans, but living on-site also provides practical property management experience with lower risk.
In Denver, house hacking typically involves purchasing a duplex, triplex, or fourplex, or a single-family home with an ADU, using owner-occupied financing. The owner lives in one unit while renting the others to offset the mortgage. Furthermore, multi-unit purchases in Denver increased significantly in 2024 as new low-down-payment financing options expanded access.
Owner-occupied properties up to four units qualify for FHA loans (3.5% down) and conventional financing (as low as 5% down with new programs). In comparison, these rates and terms are significantly more favorable than traditional investment property loans, which typically require 15–25% down.
Traditional investment properties require larger down payments and carry higher interest rates since lenders treat them as higher risk. However, house hacking uses owner-occupied financing, lower down payment, better rate, while still generating rental income. The trade-off is that you live on the property, at least initially.
The core test: can the rental income from the other unit(s) offset enough of your mortgage to hit your financial target? As a result, a property that covers 50–80% of your mortgage in a market like Denver significantly changes your monthly cost of living and your ability to save and invest elsewhere.
